LED Bulb, Tubelights Placeholders

The LED bulbs should rest on a placeholders at home, such that LED bulbs can be replaced by the inhabitants or residents of the house themselves. The place holder's can come in steel, plastic, silver, bronze, gold, stainless steel and so on.  The LED bulbs, tubelights installation could be handled through male and female sockets. 

Decent, Reasonable Spacious Living - MAXIMIZE CARPET area, UDS.

The builder's community would have to work towards maximizing the carpet area, uds, provisions to reduce maintenance costs, value for money to their client's or customer's.

For example in my opinion a one bhk's MINIMUN carpet area should be as described below,

HALL - 200 - 250 SQ FT

BEDROOM - 250-300 SQ FT

KITCHEN - 125-175 SQ FT

TOILET - 75-125 SQ FT

THE TOTAL CARPET AREA WOULD BE 625 SQ. FT IN MINIMUN FOR A ONE BHK ROOM. THE UDS FOR ANY FLAT SHOULD RANGE FROM 25% to 90% of Saleable value of the Apartment.  The range in carpet area would be 650 sq. Feet to 800 sq. Feet. 

For example in my opinion a two bhk's minimum carpet area should be as described below,

HALL - 250-300 SQ FT

BEDROOM one - 200-250 SQ FT

BEDROOM two - 175-225 SQ FT

KITCHEN - 100-150 SQ FT

TOILET one - 100-125 SQ FT

TOILET one - 75-100 SQ FT

THE TOTAL CARPET AREA WOULD BE 900 SQ. FT IN MINIMUN FOR A ONE BHK ROOM. THE UDS FOR ANY FLAT SHOULD RANGE FROM 25% to 90% of Saleable value of the Apartment. The range in carpet area would be 900 sq. Feet to 1150 sq. Feet. 

For example in my opinion a three bhk's minimum carpet area should be as described below,

HALL - 275 -325 SQ FT

BEDROOM one - 250-300 SQ FT

BEDROOM two - 200-250 SQ FT

BEDROOM three - 175-225

KITCHEN - 150-200 SQ FT

TOILET one - 125-150 SQ FT

TOILET two - 100-125 SQ FT

TOILET three - 75-125 SQ FT

THE TOTAL CARPET AREA WOULD BE 1350 SQ. FT IN MINIMUN FOR A ONE BHK ROOM. THE UDS FOR ANY FLAT SHOULD RANGE FROM 25% to 90% of Saleable value of the Apartment. The range in carpet area would be 1350  sq. Feet to 1700 sq. Feet. 

This Suggestion is to ensure that the inhabitants would feel comfortable to live in such a reasonably Spacious units.  The above Values can be derived based on,

Any Service and it's Fees

We need to move away from arbitrary pricing to Pricing derived from formula(s).  Any Service Providers or Function provider or Organization or Company or Government has to adopt deriving of Fees, Rates, Taxes, Charges, Pricing based on the following fundamental aspects, 

1. The Components or Factors impacting the pricing

2. Input Cost

3. Value adds Cost

4. Materials or Raw materials used cost

5. Services Costs

6. Cost of Inflation Index

7. Sales and Marketing Cost

8. Manufacturing Cost

9. Taxes

10. Transportation Costs

11. Cost to the Company

In General the most basic fundamental factors that affect pricing are Cost to the Product (Factors impacting the same) and it's Services, Taxes, Transportation, CRM, Delivery line or Delivery Channel or Chain, inflation, etc. 

Therefore, any service or product or any other rates or charges or fees always have to be derived from Factors fundamentally impacting such a service or product and cost of inflation or inflation index.  

For example the "The First Schedule Fees" as listed in the PDF available in the following link as on date (18th October 2020) does not outline the fundamental basis of it's pricing nor it's pricing strategy.  A function from a Government always should be based on sound Fundamental Principles, Repeatable, Consistency and should stand time.  If it has to stand time in the future as well then it has to be based on Factors impacting a product or service and a formula to arrive at the rates only, 

The formula(s) have to be defined in such a way that it stands time with out much impact to it, in case new factors are identified then the formula(s) have be revised as per new impacting factory by how much they influence or the impact they create on the rate or charge or price.

Shaft ladder Plug in architecture

The big apartment's that require maintenance of plumbing lines outside the flats can have place holder's for ladders like spring shutter door's that can be installed or dropped from the terrace and held in place through a ladder line, magnets and magnetic force.   The magnetic force holds the ladder, balances the load or weight of the person or persons working on it. The ladder can be electrically extended bottom up or top down through electrical rotors or motor to pull ladder up or down to and from it's resting position.   There would be permanent fixtures in the form of rails and the Ladders could be just shifted or permanently fixed between different shafts to reduce capital and maintenance.  The Rails could be of same dimension to ensure that the ladders could be rolled in or rolled out of the rails during maintenance works.

There can hooks for balancing, arm rest or to hold on to a grip while performing the maintenance works.

Is it time to manufacture water proof Jute covers, Purses, tiffinbox bags, and laptop bags? 

E-Khata PAN and IIN should be included

The E- Katha or manual or patta or chitta that is being issued should also include the Individual Identity Number like aadhaar and Tax Identification number like PAN. The document presently includes only the Aadhaar number but also should include PAN number, the E- Khata or Manual Khata shall be used to pay the property taxes to the Respective state governments. 

Also, the E-Khata should it include the Present address or Nativity address or the address in sale Deed.  It presently includes the sale Deed address in that case it should be referred as Resided at and not as Residing at. As, E-Khata not issued Along with the sale Deed.  Hence, it should include the Present address of the applicant or the owner.  If it is issued at a later point of time then it should include the Present address as provided by the applicant with necessary proof and in case the E-Khata is issued instantaneously then it can include the address provided at the time of sale Deed registration (present address at the time of sale Deed registration.) 

Hopefully, The Government of Karnataka and other State Government's make necessary changes in the law and implement the same.

Miyawaki Plantation in Farmers land

The Miyawaki plantation in Farm lands have to be planted in such a way that the level of the ground is at least 6-10 feet deep.  The tress over a period of time would accumulate or deposit leaves on the ground, the mulching, the tree leaves would then be deposited besides the tree's and wouldn't be blown off.  The accumulation over a period of years or decades or even centuries would be at the ground level and this entire accumulation is pure natural manure deposits, fertile soil ready for cultivation.
