A Sale Deed document in the future would be a booklet that shall have information in every page on both sides of the document, the sale Deed booklet shall include the following information,

Seller details 
1. Individual Identity Number (s) 
2. PAN number (s)
3. The seller's Nativity address as in Nativity certificate (s)
4. The Present address as in Aadhaar or any utility bills or any other legally documents at the time of sale Deed registration
5., Phone number (s)
6. EMAIL ID (s)
7. SOCIAL MEDIA HANDLES FOR CLOUD Storage only (s)
8. Bio metric finger print(s)
9. Latest Photos... (s)
10. Signature(s) 

Purchaser details
1. Individual Identity Number (s)
2. PAN number(s)
3. The buyer's Nativity address as in Nativity certificate. (s)
4. The Present address as in Aadhaar or any utility bills or any other legally accepted documents at the time of sale Deed registration

The Sale Deed document shall also include the Original diagram of the site - reprinted, the layout plan diagram (2d,3d), floor plan diagram (2d,3d), block plan, common Amenities plan, Electrical wiring diagram, plumbing shafts diagram, internet cabling diagram, intercom diagram, DTH cable diagrams, any virtual representation videos like virtual reality, cloud storage link or handle, dish or cable diagrams, place for electrical switch board, routers and switches and so on in the booklet. The vrml video could be uploaded to the individual or families account cloud storage through their handle.  The diagrams could be color print outs with true color. 

The cover binding, the title name, the table of contents, the index, the receipts, the nocs, the khatha or patta or chitta, each aspect describing every aspect of the property as suggested in this idea and other ideas.

eCheque or DD Leaves that are downloadable at Will or Printed at home by customers

Please allow the customers to download cheque leafs or print on demand, online, from their login, using OTP, captcha, Aadhaar OTP or IIN OTP to ensure that the cheque leafs are downloaded on demand or printed as they require. This reduces costs to banks, as they don't have to print and courier the cheque books.

The cheque leafs or DD can include their aadhaar or IiN as bar code, or IIN, Phone number, email ID, PAN numbers in each cheque leaf or DD imprinted on it as QR code for security.  This ensures the customers can print DD or cheque leafs at their home using their net banking login details or profile. 

The cheque leaf or DD that is printed online by customers could be Mandated to included the receivers pan, IIN, email id and phone number on it as Q code. This can be Mandated by RBI rules. The Account holders IIN, PAN, email ID, phone number would also have to be imprinted on it as QR code.

MAXIMIZE CARPET OR LIVING AREA FOR THE CUSTOMER

 Dear Builders 



The following 5 terms impacts the customers when we buy a property, namely

  • Built-up area
  • Carpet area
  • Super built-up area
  • Per square foot rate
  • Loading

The definition provided in the website gives the customer a very good understanding of the terms used while purchasing an Apartment or Flat,

It is the not cost the customer is constrained at but after he moves in and starts to live in the apartment or Flat he realizes the carpet area is a big constraint for them,

So, here are my suggestions on how the builders can rework towards providing the optimum value to each owner of the Flat or Apartment irrespective of the amenities they provide.

1. Maximize the Carper Area of Each Flat (up-to 90%-98%)
2. Adopting Bill of Material Invoicing for each Flat
3. Bill of Material invoice shall cost each individual unit differently.  
4. Adopting Bill of Material invoicing for Open Area Development
5. Adopting Bill of Material invoicing for Common Amenities
6. Adopting Bill of Material invoicing for Block-wise Amenities
7. and so on... (i am sure your team could work on the same)
8. UDS bill of material invoice 
9. So on

For example the Bill of Material Invoice for a Flat  "636" Shall be as follows or based on the following factors,

1. The Thickness Volume of each Flat  (cuboid or cube), includes the walls, the floors, the ceiling and the materials used in it. For example, bricks, iron and cement, 
2. The Tiles Cost for Floors, Bathrooms, Kitchen
3. Electrical Fittings across the house
4. Plumbing Accessories inside the house and outside the house
5. Internet, TV cables and intercom cabling charges (Optical Fibre Wiring Slot pre-fixed in the apartment, intercom cables)
6. The Cost of Painting Surface area inside the house and outside the house calculated based on inner surface area and outer surface area of the Cubiod or cube. 
7. The Balcony Charges - Flooring, side walks, ceiling, Tiles,Electrical fittings,wiring and Ceiling
8. The Access Area charges - Verandah, Corridors
9. The Block Wise Amenities charges - Lift, Powerbackup, sumps, RWH, Solar water Heater, Solar panels, Overhead Water Tanks, etc.
10. The Car parking charges for each parking slot, charged for Floor area - construction charges - sides walls if any, height factor charges to park big cars - no construction charges involved and Pillars.
11. The UDS title right costs as per Government prescribed rates. 
12. Marketing charges
13. Sales charges 
14. Administrative charges 
15. So on

Common Amenities Charges - Distributed equally to all the Apartment owners or based on the ratio or Volume of the Each Flat against the Total cost of Amenities.

1. Cost of Each Amenities - 100 amenities
2. Open Area Development Charges
3. The Cost of Each amenities could be at actual cost involved for construction, the materials used like bricks, cements, iron, tiles, electrical fittings, wirings, sports equipment purchased, cranes, labour, security, marketing, sales, and so on. 

The builder when they detail out each of the material involved in the construction Flat wise and for common amenities.  Then Pricing can be detailed out per flat and they share the cost for the common amenities.  This ensures the GST charges are paid for each Bill of Materials priced in the Invoice against the Flat and every flat owner exactly knows how much he has contributed for the Common Amenities. 

The FLAT WISE Charges could be paid phase wise and the common area charges could be phase wise.  In my experience the common amenities are always built after all blocks are constructed and are made available.  The phase wise collection of prices based on bill of material invoice component eases the pressure on the builders, the buyer's.  This enables builders tighten their process, losses, maximize profit. 

This ensures that the CARPET area for each area could be 80-90% as they pay each of the open area development, amenities separately as Bill of Material invoices.

For example in my case, the Flat that I am planning to Purchase (R506) with CASAGRAND FirstCity Project and the build up area or super built area or sale able area is 1264 Sq. Ft where as it's carpet area is just "767."  This translates to only 60.68% living space.  As a customer I would prefer to own 80-90% of the living area within my flat and, where as the 10% is distributed for access paths,private terraces and balconies. 

However, if the builders carefully plan then 90%-98% of the area can be accommodated for living and the customer pays for Carpet area, access paths, private terraces or private gardens, balconies separately and they would not impact the CARPET AREA at all, similarly for all amenities within each block, for open area and for the common amenities like clubhouses, sports facilities and so on.

The GST Charges would then be paid by the customer / builder or both of them for all individual components in the Bill of Material invoice.  The Sale Deed would also include the complete details of the Charges as per the Bill of Material and it could become an annexure to the Sale Deed document mandatorily by law in the future, along with Flat Plan, overall plan of the layout or project.  This ensures the Owner or the customer and builder are compliant of tax laws, Sale Deeds law or Revenue act, etc.

Please also, mandatorily include Metering of Water Lines (Water Meters charged against each unit like Gas), RWH to full capacity, Solar Power Generation on the Terrace as all of these Amenities or measure by the builders themselves reduces the cost of Maintenance in the long run to the owner, the associations benefits the most.

The users or customers of Google Pay or Google Map have configured the language as Tamil.

When a transaction is completed in Google Pay, the app indicates the transaction completion as முடிந்தது rather it should be பணம் பரிவர்த்தனை நல்லபடியாக செலுத்தப்பட்டது, வாத்துக்கள். 

Similarly, when a travel journey using Google App is completed the message should be உங்கள் பயணம் இலக்கை அடைந்து விட்டீர்கள், வாத்துக்கள். 

Such, a message gives a positivism and helps the users of the app. 

Hope Google makes or accepts the suggestion and improvises it's message to reflect the true nature of the transaction completed using their Software or Apps. The message shown in each of the language it supports truly reflects the meaning of the usage of the feature, or transaction completed.

Application Forms - Regulatory Rules

The application form that requires information to be provided or written or filled either manually or online has to be filled by the applicant only, except an exception scenario, the service provider section has to be filled obviously by the provider's executive. That would mean the loan application form's are not altered by the executive's later, they insist sometimes to sign the form unnecessarily that enables them to change interest rates, pre-closure charges and so on.

In case the information provided is not legible, incorrect, incomplete the executive can request him or her (the customer) to correct it or refill the form himself / herself. 

Hence, the costumers should insist that the forms are filled by them and not by the executive's. The service provider as part of their process should adhere to Regulatory rules, ensure that the executives don't violate the rules of the regulator thus bringing bad reputation to the brand image of the service Providers involved. 

The Service Provider executives should not fill the applications with out seeking the permission of the Applicant and this can only be an exception scenario, in that case they have document the reason as well.  That would mean only the Applicant fills the application form or his or her representative fills the form(s).  In this the ownership or liability of the data provided is with the Applicant only, the Service Provider executives have rights to review, to request the applicant fill missing information, correct spelling mistakes, verify the filled information is right or wrong.  In case, it is wrong then they have to get it rectified or refill another application form by themselves to ensure that the information provided by the applicant is as per the documents furnished or shown to the service provider executive.

Hope, this practice mandated and all service providers educate their executives of the advantages and disadvantages involved in it.  This also could lead to legal compliance, ethical, etiquette problems as well.

Prefixes and Suffixes of famous personality

The Prefixes and Suffixes of famous personalities should always be in their Nativity language, Mother tongue or Father tongue or how he or she would like to be identified only. For example for a person who is identified as Tamizhian, shall be entitled with or honoured with திரு, உயர் திரு, தெய்வ திரு, And Suffixes could be அவர்கள் and so on.

Hope such practice is adopted all around the world.

Future OF FM Radios or Car Entertainment System or Vehicle Dashboard System

I was driving today from 10th October 2020 from Gerumgambakkam to Sholinganallur.  I tuned to the Local or FM radio station.  The FM Stations that are licensed to air their programs with in the Geographical (GPS) limit of TN.

I was listening to Tamil Songs and News.  As I continued to drive on my way to the Sholinganallur location.  I was thinking of a Vehicle Dashboard System, that includes an entertainment system that has features like,

1. DirectToVehicle (like DTH) receiver (for e.g SunDirect,Airtel,Videocon,....)

2. The Vehicle Dashboard Systems includes a embedded NMS, Wifi Router, FrequencySwitch or SetupBox.   The idea is that the VDS would be a smart computer with microchips, microcontrollers, motherboard, displaypanels, rear seat entertainment true display panels to play audio and video musics. The VDS display panel would include Phone, Navigation features with Speech recognition and to automatically inform my status to the target location.  This feature to let the target location person know about my arrival, the person whom I want to meet would then be able to personally greet me when I arrive at the location through SMS, whatsapp, GoogleMapSychronization between two persons, and so on.  The same feature could come handy when we start for an appointment with hospitals, doctors, clinics, Government offices, Companies, Schools, Colleges, and so on.  This ensures that target location person or System (Attendance System is notified of any traffic delays, accidents, incidents or the person has diverted to a different location for whatsoever reason).  The same system could also notify my family members of my current location and whether I have reached or not.

3.  The MAP would be automatically saving the Places of my Visits, My Home location (sourcing from address updates, from ID card providers), my office location (sourcing from companies, org, ngos, Government offices), Places of Recreation, My club membership, My shopping locations, My sports arenas, my Grocery stores, My Relatives places, My Home Town or Nativity location from Nativity Certificate and so on.. This would be very easy for us to pick a location as either destination or source location.

4. The Entertainment Systems on VDS would be synced with Home Subscription DTH plan or with providers like SunDirect who would then customize programs for my likes.  This information can be automatically built using algorithm from my Social Media Handles, the TV programs that I watch, the Sports Programs I am interested on, the News channels I watch or Emergency News, avoid taking a certain route, alert, notification, synch with my personal and official calendars, mails, social media platforms.  The songs I watch in youtube, the kind of music I hear (melody, kuthu pattu etc).  The Kind of movies I and my Family members watch and so on would be a very good feature, like GoogleChrome launched with a User Profile history.

5. Slot for Extension Sim Cards for Navigation or OnBoard VehicleSatelliteTransmitterandReciever feature.

6.  Synced with JustDrive Software or application or Framework, along with my payment details like Gpay -UPI via which I drive non stop, no toll booths and my payment history is available for my entire usage of the Vehicle.  

7. Vehicle Ownership transfer details on boards syscs with RTO or local authorities via IIN or Individual Identity Number or card or Bio-metric enabled access.

8. Individual Identity Number or Card or Bio-metric enabled access to the Card.  Such a Bio-Metric enabled feature allows the Vehicles to accessed by pre-configuration by the owner of the Vehicle, OTP authentication with IIN provider (KeyPass or aadhaar or any other provider) to confirm Ownership and one time registration. .

9. This subscription (Home,Personal Devices and Vehicle - DTHPDV Direct to home, personal devices or family members devices and personal vehicles or family members vehicles subscription plan) also enables a cloud storage using which the History, the preferences, profile, configurations, payment infos, vehicle ownership are all stored in a cloud space that is part of the subscription cost itself.  

10. This system can automatically receive alert from Patrols, requesting them to slow down on a particular drive, inform authorities of an emergency, take special permission on board to drive faster, warnings counts allowed every drive, warning counts crossed, alerts police or patrol for pursuit and so on..  The system could also automatically force slow down of vehicle when a police patrol is chasing a suspect or speeding vehicle.  That would mean the Patrol vehicles would be able to force a vehicle to reduce the speed and the VDS would automatically decelerate to the limits defined.

and so on would be very handy for us.  These features make the car theft free and the local police station or nearest police station can be automatically notified attempt to theft, or theft and notify the owner as well.  The GPS co-ordinate, dateandtime at / on which the car was attempted for a theft and so on..

The CAR that I own presently is Maruthi Suzuki Swift Dzire K10 Series VXI 2010 Model, registered June 2010.
