Decent, Reasonable Spacious Living - MAXIMIZE CARPET area, UDS.

The builder's community would have to work towards maximizing the carpet area, uds, provisions to reduce maintenance costs, value for money to their client's or customer's.

For example in my opinion a one bhk's MINIMUN carpet area should be as described below,

HALL - 200 - 250 SQ FT
BEDROOM - 250-300 SQ FT
KITCHEN - 125-175 SQ FT
TOILET - 75-125 SQ FT

THE TOTAL CARPET AREA WOULD BE 625 SQ. FT IN MINIMUN FOR A ONE BHK ROOM. THE UDS FOR ANY FLAT SHOULD RANGE FROM 25% to 90% of Saleable value of the Apartment.  The range in carpet area would be 650 sq. Feet to 800 sq. Feet. 

For example in my opinion a two bhk's minimum carpet area should be as described below,

HALL - 250-300 SQ FT
BEDROOM one - 200-250 SQ FT
BEDROOM two - 175-225 SQ FT
KITCHEN - 100-150 SQ FT
TOILET one - 100-125 SQ FT
TOILET one - 75-100 SQ FT

THE TOTAL CARPET AREA WOULD BE 900 SQ. FT IN MINIMUN FOR A ONE BHK ROOM. THE UDS FOR ANY FLAT SHOULD RANGE FROM 25% to 90% of Saleable value of the Apartment. The range in carpet area would be 900 sq. Feet to 1150 sq. Feet. 

For example in my opinion a three bhk's minimum carpet area should be as described below,

HALL - 275 -325 SQ FT
BEDROOM one - 250-300 SQ FT
BEDROOM two - 200-250 SQ FT
BEDROOM three - 175-225
KITCHEN - 150-200 SQ FT
TOILET one - 125-150 SQ FT
TOILET two - 100-125 SQ FT
TOILET three - 75-125 SQ FT

THE TOTAL CARPET AREA WOULD BE 1350 SQ. FT IN MINIMUN FOR A ONE BHK ROOM. THE UDS FOR ANY FLAT SHOULD RANGE FROM 25% to 90% of Saleable value of the Apartment. The range in carpet area would be 1350  sq. Feet to 1700 sq. Feet. 

This Suggestion is to ensure that the inhabitants would feel comfortable to live in such a reasonably Spacious units.  The above Values can be derived based on,

A MINIMUN OF 50% UDS would be great deal for the Clients and customers.
